New report reveals Houston’s hottest communities for Q2 of 2025.

HOUSTON — Homebuyers are flocking to the outskirts of Houston in search of value and affordability, and communities like Waller and Brookshire are reaping the benefits, according to the Houston Association of Realtors’ (HAR) 2025 quarter two Hottest Communities in the Houston Area report.

Waller had the best performance for the second quarter of 2025, with a 115.8% jump in home sales compared to the same period last year. Year-over-year they saw a 155.8% spike in transactions. A total of 197 homes were sold in Waller, and nearly 85% of those were new construction. The average home price in the area was $318,743—down 20.7% from last year. 

Brookshire followed close behind, with a 122.7% increase in home sales from the second quarter of 2024. The Crosby area ranked third with a 94.0% year-over-year increase, while Hockley saw a 71.2% jump in transactions. In all four of these top-performing areas, new construction made up for more than 60% of total sales.

Affordability was a key driver across many communities. Seven of the top-ranked areas had average home prices below the Houston-wide average of $450,235, as reported in HAR’s June 2025 Housing Market Update.

“Given the current economic climate, we’re seeing that people are looking for homes that strike the right balance between affordability and quality,” said HAR Chair Shae Cottar with LPT Realty. “Neighborhoods that offer both new homes and attainable price points are really standing out, and many first-time buyers are finding that this is the most cost-effective way to enter the market.”


HAR’s report also revealed the top-performing luxury markets, where homes are priced above $1 million. The Memorial Close-In area led the group with a 42.9% increase in year-over-year home sales. The community had 10 total transactions, meeting the report’s minimum threshold. The community’s average sales price was $2,441,350.
