HOUSTON — A downtown office tower that found a buyer last year after facing financial challenges is set to be converted into a combination of apartments and corporate suites.
Chicago-based 3L Real Estate has submitted a filing to the Texas Department of Licensing and Regulation outlining a $26.5 million plan to begin converting One City Centre, the recently acquired office tower at 1021 Main St., into a multifamily building.
The filing said the 780,530-square-foot project is scheduled to kick off in February 2026 and wrap up in December 2027. TDLR filings are preliminary, and the information is subject to change.

3L CEO Joseph Slezak told the Houston Business Journal that plans for the redevelopment of One City Centre are still being worked out, but he confirmed the company plans to convert the building into a multifamily project.
